Position: Management Specialist

Status: Non-Exempt

 

Nature of Work:

This is responsible administrative work involving all aspects of the annual recertification process and ensuring compliance with Federal Housing Quality Standards for all public housing units.  Activities associated with the job include scheduling and inspecting public housing units, interviewing residents for the annual and/or interim recertification process, and requesting necessary verifications for changes in family composition and rent computations. Additional duties include monitoring Community Service requirements, making home visits, maintaining community contacts and making referrals to social service agencies, receiving and responding to resident’s concerns and complaints about housekeeping, and providing limited counseling when necessary.  Job related duties require strong interpersonal, organizational and decision-making skills, dedicated attention to detail and a thorough working knowledge of the agency’s Admissions and Continued Occupancy Plan.

 

Essential Duties & Responsibility:

-Assumes responsibility for scheduling and performing housekeeping inspections of public housing units prior to annual recertification and calls in work orders for necessary maintenance repairs.

-Performs interviews with residents for annual and interim recertification, rent adjustments, and transfers.

-Collects information/data concerning residents through interviews, home visits, community contacts, etc. and makes appropriate referrals as necessary.

-Receives and responds to inquiries, concerns and complaints from residents and provides limited counseling, makes referral to appropriate social service agencies.

-Schedules and completes annual and interim recertifications and informs management of delinquencies, fraudulent activities and other lease violations.

-Monitors and tracks Community Service hours and notifies management of residents who are not in compliance.

-Assists with sending requests for income verifications, calculating total tenant payments, calculating unreported income and holding conferences with residents.

-Performs routine administrative and office duties as necessary including preparing new leases, reviewing and preparing correspondence and reports, and copying and filing documents to resident files.

-Works with management staff on special projects and initiatives.

-Assists with reviewing PHAS information in accordance with HUD policies, procedures and reporting requirements.
